Roof Soft Washing in Lexington, Columbia & Lake Murray
Those dark streaks running down your roof are usually algae, and in our climate they spread. A roof soft wash cleans the shingles with a low-pressure application of cleaning solution, so you get the color back without grinding granules off the surface.

Who This Is For
- Homeowners with black or dark green streaks on asphalt shingles
- Roofs shaded by pines and oaks that stay damp
- Owners who want to improve curb appeal before a sale or refinance
- Commercial buildings with shingle or flat membrane roofs
How It Works
- We inspect the roof from the ground and, when it is safe, up close, noting stains, moss and any damaged shingles.
- We protect plants and wet down the surroundings.
- We apply the cleaning solution at low pressure and let it dwell so it can treat the algae.
- We rinse thoroughly and check gutters, downspouts and the ground below.
Residential & Commercial
For homes
We soft wash asphalt shingle roofs and treat the algae and moss that cause staining. We also take care of the surrounding landscaping, gutters and siding that can pick up runoff.
For businesses
Flat and low-slope commercial roofs collect algae and grime too. Tell us the roof type and we will advise on the right approach before quoting.
Why we do not pressure wash roofs
Asphalt shingles are coated with granules that protect the roof from sun and rain. High pressure can knock those granules loose, shorten the life of the roof and push water under the shingles. Many shingle manufacturers advise against pressure washing, so check yours.
A soft wash cleans the roof surface while leaving the shingles in place. For the full story, read our guide on the dangers of pressure washing your own roof.
Black streaks are living algae
The dark streaks on roofs across the Midlands are typically algae, which feeds on moisture and thrives in our humidity. Rinsing it with plain water or a pressure wash tends to leave roots behind. A soft wash treats the growth itself.
Safety
Roofs are slippery and falls are serious. We handle the work with proper safety practices, and we advise against climbing up with a hose or a rented pressure washer yourself.

Roof Soft Wash FAQs
Will the streaks come right back?
Algae can return over time, especially on shaded, damp roofs. A soft wash treats the growth at the surface, and how long a roof stays clean depends on shade, moisture and the roof itself.
Is soft washing safe for my shingles?
It is designed to be. We use low pressure and avoid blasting the surface. If we see shingles that are cracked, lifting or worn, we will tell you before we start.
Do you clean gutters at the same time?
We offer gutter clean-out as its own service and can quote both together when you request your free quote.
Can you remove moss?
Often yes. Heavy moss may need more than one treatment. We will talk through what we see on your roof.
